Eligibility Q/A
Who is eligible for assistance?
Eligibility for subsidized housing is generally based on income, and applicants typically must have a household income at or below a certain percentage of the area median income (AMI). Other requirements often include being a U.S. citizen or having eligible immigration status, having a valid Social Security number for all household members, and potentially meeting specific criteria for programs like those for seniors or people with disabilities.
Is it Section 8?
All the properties we manage are Project-Based Section 8. Meaning the rental subsidy is attached to a specific housing development or unit, which has a contract with the U.S. Department of Housing and Urban Development (HUD) or (USDA) Rural Development 515 program.
Do you accept vouchers?
No, you cannot use a standard tenant-based voucher for project-based housing because the subsidy is permanently attached to a specific unit, not the tenant.
What is considered income?
For subsidized housing, “income” is generally considered all money earned or received by a household, with a few key exceptions like certain child or foster care payments, and lump-sum payments for Social Security or disability.
Do I have to be a citizen?
At least one person in the household must be a U.S. citizen or have an eligible non-citizen immigration status. You will need to provide proof of U.S. citizenship (like a birth certificate or passport) or immigration status documents. If some household members have eligible status and other don’t, the subsidy will be provided only for the eligible members, and the household will pay a higher, prorated rent.
Can I qualify with bad credit or a criminal history?
We screen for credit, evictions, and criminal history. An application can be denied based on these factors. Certain serious offenses, such as a lifetime sex offender registration requirement or methamphetamine manufacturing on federally assisted property, can lead to denial.
What documents will I need?
To apply for subsidized housing, you’ll generally need to provide proof of identity (like a birth certificate and Social Security card for all household members), proof of income (such as pay stubs, tax returns, or benefit award letters), and other supporting documents related to your household composition and assets.
How do I get an application to apply?
You can apply directly through our website under the Apply Now or Rentals section. Paper applications are also available upon request — just contact our office for assistance.

Property Q/A
Can I apply to more than one property?
Yes, one application is sufficient for all properties managed by EastPoint Properties. When applying via online application or a paper application, just select those properties of interest.
Are pets allowed?
One small pet is permitted per household at our elderly properties. No animals of any kind are allowed at our family properties, with the exception of verified service/support animals for individuals who are handicapped or disabled. Please review each property’s listing for pet policies. EastPoint does not charge a pet fee.
How many bedrooms?
We offer a range of unit sizes — from studio to multi-bedroom apartments. Check the listing details for the number of bedrooms available at each property.
What kind of property style / what floor is it on?
Our rentals offer a mix of apartment units, including single story units, townhouses and duplex homes. Floor levels vary by property — details are listed with each unit.
Are utilities included?
Our rentals include heat, water and electricity, or provide a utility allowance. Check the listing for specific information.
How long is the wait?
Waitlists fluctuate depending on demand and location. Because demand for subsidized housing far exceeds the supply, some waiting lists can be years long, while others are shorter. Please contact us directly for the most up-to-date information on available units.
Is there laundry or parking available?
Our properties include on-site coin operated laundry facilities. Parking for tenants is available at most properties, although some have a waitlist for a parking space. Availability depends on the location — please refer to each property’s features.
Is it a one-year lease?
Yes, our properties require a standard 12-month lease. Residents may vacate any time after providing a written thirty day notice.
Is there outdoor space or a patio?
Most properties feature shared green spaces; some apartments have a small deck. Check the property listing for details.

General Q/A
Is there a unit available?
Availability varies by property. Please check our Rentals page or contact us directly for the most up-to-date information on available units.
When is it available?
Move-in dates depend on the specific property. Each listing will note the expected availability date once a unit becomes open.
How long is the waitlist?
Waitlist times vary depending on demand and location. We recommend submitting an application early to be added to the waiting list and notified when a unit becomes available.
How much is the rent?
Rent is based on the family's adjusted gross annual income. The Total Tenant Payment (TTP) is generally 30% of your adjusted monthly income.
What if my income changes?
Family income and rent are recertified at least annually. You must also report any significant changes to your income or household composition.
Can guests visit and stay over?
You may have guests visit but there may not be visitor parking available on the property. Guests may not stay for more than seven (7) consecutive nights, or for more than fourteen (14) days within a twelve-month period.
